Project Description:

The Federal Programs Interior Renovations Project exemplifies Desert Peak Architects’ dedication to delivering exceptional design services for public school districts. Faced with a tight timeline to utilize federal funding for a large-scale renovation, Las Cruces Public Schools enlisted Desert Peak Architects to complete the design and construction within a challenging seven-month window.

To expedite the design phase, Desert Peak Architects implemented a streamlined approach by inviting three contractors to bid on a 70% construction document set. This strategy ensured competitive pricing and allowed for the initiation of a construction contract before the design was fully complete. Anticipating a change order from the awarded contractor upon the finalization of the 100% construction documents, the team also prioritized the early submission and approval of long lead items to accelerate the construction timeline.

The demolition scope was extensive, encompassing the removal of interior walls, floors, doors, ceilings, lights, mechanical ducts, and flooring across 8,000 square feet of the existing 17,000-square-foot space. Additionally, the gravel roof was stripped down to the roof decking to prepare for the new roofing system.

New construction included the installation of an 80 mil TPO roof system and rooftop mechanical units to serve the entire facility. The exterior was rejuvenated through power washing and repainting, enhancing the building’s aesthetics while ensuring compliance with current building and accessibility codes. A new fire sprinkler system was also installed, reinforcing life safety measures despite it not being mandated by code.

The design emphasized the creation of shared spaces, including a welcoming reception area, an open workspace, two conference rooms, a lounge with refrigeration, two restrooms, and a laundry closet equipped with a washer and dryer provided by the District. The overall aim was to deliver a turnkey solution that was fully operational upon achieving substantial completion.
