Project Description:
The X2NSAT Operations Center is an innovative architectural project encompassing 8,900 square feet of space designed to support office functions and house a large shell space for communication servers. Completed under a Design-Build contract with Highland Enterprises, the project exemplifies a collaborative approach, with Desert Peak Architects and the contractor working closely together to ensure timely delivery and adherence to budget constraints.
A key feature of the design is the emphasis on the facility’s communication satellites, which serve as the focal point of the overall layout. To enhance the connection between the interior spaces and the satellite array, large exterior windows and an inviting outdoor seating area were incorporated, providing a clear view of the operational satellites and fostering an engaging environment for staff.
Unique to this project was the implementation of a fast-track methodology, allowing construction to begin while the design was still approximately 60% complete. This strategy enabled site work activities to progress concurrently with ongoing design development, facilitating permit review and approval of essential infrastructure elements. The team worked closely with the permitting authority to obtain separate permits for different structures on-site, expediting the overall timeline and enabling the facility to become operational several months earlier than traditional design-bid-build approaches would allow.
Notable successes of the project include its swift advancement to meet the Owner’s design schedule, the maintenance of desired flexibility in building systems, and effective budget management achieved through continuous collaboration with the construction team throughout the design process. The X2NSAT Operations Center stands as a testament to modern architectural practices that prioritize efficiency, adaptability, and collaborative execution.
